House rules

Palms at Piana is in a quiet neighbourhood and is one of 3 terrace townhouses. Please respect those around us and ensure you do not cause any disturbance with loud noise or music. We do not accept bookings for any parties, schoolies, hens or bucks celebrations. We do not accept groups of guests under the age of 18, a responsible adult must be in attendance at all bookings. No additional visitors beyond those on the booking are allowed onto the property at anytime. Please do not wear shoes inside the house and brush off sand before entering. Please take all your rubbish to outside bins in sealed bags before you check out. If you are staying on a Thursday night, please take outside bins to the end of the drive for collection on Friday morning. Red landfill rubbish is taken weekly and yellow recycling is taken fortnightly, check the street to see whether our neighbours are putting recycling out during your stay. Please then return the bins to the side of the house once they have been collected on Friday morning. Please be mindful not to use the bins belonging to neighbouring townhouses in the complex. Please be courteous to our cleaners and leave the house in a reasonable state. All damages and breakages must be paid for. We are bound by the NSW government Code of Conduct for the Short-term Rental Accommodation Industry and as a guest, you are required to abide by these laws. These regulations outline behaviour standards which include ensuring noise does not disturb neighbours, your responsibility for any damage caused to the property and your responsibility for the behaviour of any other guests in your group.

Jervis Bay White sand beaches and crystal clear turquoise waters have earned Jervis Bay international acclaim for being one of the most spectacular destinations in the world, all less than three hours from Sydney and just two and a half from Canberra. Whether you’re a beach bum, walker, cyclist, water sports enthusiast, nature explorer, foodie or beer & wine lover there’s something for you. There are dozens of beaches to choose from, many served by a water side walking/cycling track that runs for nearly ten kilometres from Huskisson to Hyams Beach. The calm Bay waters are home to over a hundred of bottlenose dolphins and, from June to November, become one of the best places in Australia to see the annual migration of humpback whales. Get your coffee, food or beer fix at one of the many cafes, restaurants or local breweries. You'll find many more local tips in our booklet inside the house, including our favourite coffee shops, bakeries, restaurants, breweries, markets, local walks, beaches, day trips and wildlife sightseeing.

Guest access

Palms at Piana is one of three luxury townhouses in a private complex. It is semi detached. There is a private off street parking area including undercover parking for one car as well as plentiful free street parking. The property is very private with high walls to leafy courtyards and entry. As part of a small, boutique townhouse complex we ask our guests to respect those around us and ensure parking is only in the allocated bay and only the property's garbage bin is used to ensure no disruption to our neighbours. The property is two levels with bedrooms, bathroom and laundry downstairs and living space, kitchen, dining and balconies upstairs. The stair well is open so we urge parents of children to ensure they are fully aware of the set up and have looked at all images before booking this property. It may not be suitable for those with toddlers or young children. A stair gate can be provided but the open nature of the upper level is important to be aware of. We really enjoyed our weekend away here. Gorgeous home with all the right touches. Very comfortable stay and was perfect for a relaxing weekend. Located in a convenient location in Vincentia, very close to everything.
